As we continue to grow, we're building out a property management structure that pairs experienced, strategic leadership with strong day-to-day execution. This role is central to that effort.

Position Summary
The Senior Property Manager leads Paster's property management effort for a commercial portfolio of approximately 650,000 square feet across 16 locations in the Twin Cities currently. This role sets the direction for how the portfolio is managed — from budgeting and capital planning to the systems, processes, and communication standards the team relies on day to day — while directly supervising the Assistant Property Manager.

The Senior Property Manager is expected to operate at a higher level than day-to-day triage, focusing on strategy, team development, financial oversight, and the more complex tenant, owner, and vendor issues that require experienced judgment. The Senior Property Manager stays actively involved in daily portfolio operations, working alongside the Assistant Property Manager, and remains a visible, hands-on presence across the properties.

What You'll Do
Portfolio Leadership & Operations
● Lead property management operations for a commercial portfolio of initially 650,000 SF across 16 locations throughout the Twin Cities.
● Maintain a visible, hands-on presence across the portfolio through regular site visits, staying close to day-to-day conditions rather than managing solely from a desk.
● Set the standard for property condition, tenant service, and responsiveness across the team, ensuring every site reflects the Paster brand and meets or exceeds industry standards.
● Serve as the point of escalation for complex or sensitive tenant, owner, and vendor issues that go beyond dayto-day triage.

Team Leadership & Development
● Directly supervise and mentor the Assistant Property Manager(s), delegating day-to-day triage, vendor
coordination, and inspection work so the team operates efficiently at every level.
● Coach team members on tenant relations, vendor management, and problem-solving, and provide regular
feedback and support for their growth.
● Help define and adjust how responsibilities are shared between the Senior Property Manager and Assistant Property Manager roles as the portfolio grows.

Financial & Capital Planning
● Own the annual budgeting process for assigned properties, including common area maintenance reconciliation oversight and approval, and guide the Assistant Property Manager through the same.
● Lead analysis, scoping, and oversight of capital improvement projects, including evaluating bids and vendor proposals and keeping ownership informed throughout.
● Monitor delinquencies, NOI performance, and expense trends, and recommend or develop process and
strategies to strengthen property-level financial performance.
● Review and approve property-related invoices and tenant improvement reimbursements.

Systems, Process & Communication
● Help design and refine the property management team's systems, workflows, and communication standards — including use of Claude, PasterNet, Asana, AVID, and MRI — to improve consistency across the portfolio.
● Identify opportunities to streamline recurring processes such as tenant onboarding/offboarding, lease
abstraction, inspections, and reporting, and help document standard procedures and playbook for the team.
● Partner with company leadership on technology and process initiatives that support the broader property
management effort and strive to reduce administrative tasks as Paster grows.

Cross-Functional Collaboration
● Work closely with Asset Management and Leasing on vacancy preparation, showings, renewals, and tenant
relationship feedback.
● Partner with Accounting on budgets, delinquency, reconciliations, and invoice approvals.
● Support Acquisitions and Asset Management on due diligence, estoppels/SNDAs, and dispositions as they arise.
● Represent Paster Properties with city staff, contractors, and community stakeholders on issues affecting the properties.

What We're Looking For
● Several years of commercial property management experience, including experience leading, mentoring, or managing other team members.
● Strong financial acumen — comfortable building budgets, reviewing CAM reconciliations, and evaluating capital project economics.
● Proven ability to lead and develop people, delegate effectively, and balance strategic priorities with hands-on involvement in daily operations.
● Excellent communication skills and sound judgment for handling sensitive tenant, owner, and vendor situations.
● Comfortable working with — and helping improve — property management systems and data-driven technology (AI, Claude, PasterNet, Asana, AVID, MRI, or similar).
● A collaborative mindset and willingness to work closely across Leasing, Accounting, Asset Management, and Development.
● Valid driver's license and reliable transportation for regular travel across the portfolio.
